The principals of First Florida maintain a scale of operations that enables us to be involved in all aspects of our client relationships. As your general contractor, we personally negotiate, estimate, subcontract and inspect each construction project. This philosophy allows for tighter controls and better interaction with clients and subcontractors. It also allows us to enjoy the creative process and results in completed projects of a higher quality with fewer problems along the way.

As a developer, it's important to have a customer service-oriented general contractor on your side. First Florida exceeded my expectations in this regard and consistently demonstrated that this is their top priority. Throughout the construction process, they ensured we were fairly represented and most importantly pleased with the final product. Not only were we happy with the building, it was completed within the schedule and budgetary constraints we were facing which were stringent. I would recommend them to anyone needing general contracting or construction management services.

Sage Partners recently built Metro 510. The 120-unit apartment project wrapped around the historic St. Paul African Methodist Episcopal Church at Harrison and Morgan streets. Prices range from $588 a month for a one-bedroom unit to $808 for a three-bedroom unit. Debra Koehler, president of Sage Partners, plans to target service workers and entry-level employees who cannot afford luxury units. The apartments have granite countertops and stainless-steel appliances and offer "a very hip, urban feel," she said.
The rentals go on the market Monday. She expects to fill the complex by year's end. "There's been a demand for this," Koehler said. "The reason people want to be downtown is because of all the after-5 p.m. activity."
